J2 PROPERTY MANAGEMENT OFFERINGS

 

WEEKLY WALK THROUGH

  • Interior + exterior walk through inspections by your own designated Senior Property Manager (52 visits per year).

  • Inspection of exterior surfaces, decks, landscaping, swimming pools + spa, pool houses, beach walkways etc. 

  • Physically check all sinks, doors + windows, mechanicals, electrical panels, fuel readings, HVAC operations/settings, automation equipment, alarm system, Wi-Fi + TVS, and more.

  • Each home check is reported in detail + sent to you with any recommendations or needed services.

VENDOR MANAGEMENT

  • Management of all service vendors including; Heating and air conditioning, Security, Pest control, Landscaping, Irrigation, Pool maintenance, Sport court service, House cleaning, Plumbers, Electricians, AV Tech, etc.

  • Coordination, access + supervision of technicians.

  • Review invoices to confirm approved service + billing

  • Access to our list of preferred vendors who will expedite work and ensure results.

SEASONAL MAINTENANCE

(OPENING & CLOSING SERVICES)

  • Services performed 2 times per year to prepare your home for the season ahead.

  • Gutters: Inspection + cleaning.

  • Smoke + Carbon Detectors: Check operation + batteries replaced

  • Outdoor Water Service: Opening + winterization of hose bibs, showers, sinks, fountains + pool houses

  • HVAC Systems: Testing, cleaning, filter replacement, thermostat batteries replaced, outdoor covers installed

  • Outdoor Furniture + Amenities: Cleaning, winter storing + Spring resetting of all specified house patio, porch and pool furniture. Pictures taken for accurate setup year after year

  • Window Screens: Removal and storing in fall and reinstalling in Spring

  • Lighting: Interior + exterior light bulb replacement, fixture cleaning

  • Custom Checklists: Based on client requests. (trampolines, awnings, fire pits, flower pots, exterior appliances + more).

EMERGENCY RESPONSE

24 Hour Emergency Response. (Primary or Secondary Point of Contact for your security system response).

Storm and severe weather preparation, alarm calls, freeze ups, water + fire damage.

Immediate site visit by your designated property manager.

No project is too big to too small and since you are a client of a our property management division, this gives you priority status for estimating and project mobilization. We get the estimate, supervise the job site and the work, and we get it done fast with as little interruption to your life and home as possible. If you have a list of small projects you want done ay your home, you can work with your designated property manager to coordinate all work projects both large and small.
